Unlike Orange Park just up Highway 17, much of Fleming Island was built in the last two or three decades. The practical consequence is that a large share of our work here is new construction rather than repair — homeowners who bought a house with a concrete slab patio and want an actual deck, or who want to extend and elevate what the builder put in.
That’s a good position to be in. When we’re starting from scratch, we can design the deck properly from the ground up: correct footings, a properly flashed ledger, lighting wiring run inside the frame, and blocking for future built-in benches or a pergola. One Fleming Island-specific note: because so much of the peninsula is relatively low, flood-zone considerations come up more often here than in inland Clay County. It’s worth knowing your parcel’s designation before you start designing.

HOAs are a bigger factor here than in older neighborhoods. This is genuinely worth surfacing at the design stage — we’ve seen homeowners design a deck they love, submit it, and have to start over.
